Friday Open Thread: What should Chicago do with its vacant corporate campuses?

Raze or reuse? The issue of large scale suburban office vacancy is only expected to get worse

Welcome to Friday Open Thread, wherein we'll pass the mic to readers to speak up about topics of interest, distress, horror, etc. Have something you want discussed? Let us know.

We’ll kick things off today with an issue that has some commercial real estate experts sweating bullets: what to do with Chicagoland’s empty suburban corporate complexes turned ghost towns after firms downsize and vacate millions of square feet of office space. Fresh on the heels of Naperville’s 516,000-square-foot former Alcatel-Lucent building hitting the market earlier this week, the topic carries a renewed sense of urgency.

As corporate cultures and demographics shift and more people want to work, live, and even raise families in the city, some have predicted that such campuses will go the way of the dodo bird. Though Motorola Mobility’s former Libertyville campus found new life as a biomedical research facility after the firm moved the Merchandise Mart, others suburban facilities have been far less fortunate. Allstate demolished its South Barrington campus in 2012 after failing to find a buyer for its 64 acres and 516,000 square feet of office space.

That said, adaptive reuse is certainly an interesting proposition. Doral, Florida recently announced plans to see sprawling vacant corporate headquarters transformed into a new mixed-use "Main Street" style business district. Other ideas to repurpose corporate into such things as universities, religious retreats, or even indoor farming facilities have been making the round.

Despite a raft of issues, Chicago’s first ‘cat cafe’ expects to open by year's end

After breaking ground on a new multi-million-dollar shelter in Rogers Park, the nonprofit Tree House Humane Society has reportedly run into some trouble. According to a report by the Chicago Tribune, the ambitious undertaking is not only behind schedule but also short on funds.

Though Tree House raised $4 million for the facility, the construction budget has ballooned from $6 million to $7 million over the past year. During the same time, Tree House was only able to bring in an additional $300,000, prompting the nonprofit to take out a $2 million loan to finish work by year's end. The project has also suffered from mismanagement and the departure of multiple high-level staffers.

Designed by the Dobbins Group in collaboration with Summit Design + Build, the 15,000-square-foot facility at 7225 N. Western Avenue is expected to house 200 cats and contain an adoption center, a veterinarian clinic, and Chicago’s first "cat cafe." The project was originally set to open in spring of 2016.

With 1 million entries last year, the station is the third busiest along the Blue Line

The Blue Line stations in popular neighborhoods like Wicker Park and Logan Square aren’t the only ones along the diagonal route getting some much needed attention. The city has announced that the Illinois Medical District (IMD) station will undergo a $23 million renovation and updating starting next year. The overhaul, which will be the first major renovation to the station since it opened fifty years ago, will ensure that the station is accessible from all entrances and will also include better platform lighting, security cameras, and train tracker displays. The CTA has also provided a conceptual rendering that offers a look at how the station will look once completed.

According to the CTA, the IMD station is the Blue Line’s third busiest with having received 1 million entries last year. In a written statement, Mayor Rahm Emanuel says that the improvements to this station are particularly important since it serves the state’s major medical center and is used daily by thousands of doctors, students, and patients. "By investing in CTA stations like this one that provides access to health care and jobs for thousands of Chicagoans, we are creating a world-class transit system that better serves our city and those who come here."

A Chicagoland native, the 34-year-old shooting guard previously owned a Fulton River District townhouse in Kinzie Park which reportedly sold for $1.7 million in 2014 as well as a 7,800-square-foot home in suburban South Holland that he previously shared with his ex-wife and children prior to the couple’s divorce in 2007. Facing foreclosure, the latter changed hands last month for just $300,000. The lease details of Wade’s new Gold Coast abode — such as his presumably stratospheric monthly rent — have not been publicly disclosed.

Major infrastructural improvement projects often times cost big bucks, and to help pay for the modernization of the Red and Purple lines, the mayor has hatched a plan to help cover the costs. New rules allow the city to create tax increment financing districts that generate funds for transportation projects, and the mayor is expected to introduce plans for a new TIF district that will help pay for the $2.1 billion Red-Purple modernization, the Chicago Tribune reports. If the city is able to raise half of the money needed for project locally, the federal government will match the remaining amount. The modernization includes the Red-Purple Line Bypass—or Belmont flyover—a controversial undertaking that is expected to shave off seconds from commute times but cost $570 million. A major expense for the project will be paying out all of the property owners whose buildings fall in the path of the major infrastructural improvement.
