In the West Loop, another 200 rental units break ground along Van Buren
The 24-story project at 1125 W. Van Buren Street is a go
There’s so much development taking place in Chicago’s West Loop that it is sometimes hard to keep track of what’s going on. And with the lion’s share of construction happening around the northern portion in Fulton Market, it’s easy to overlook the new residential buildings popping up at the neighborhood’s southern edge, next to the Eisenhower Expressway.
At 1125 W. Van Buren Street, work recently began on a 24-story, 200-unit apartment tower from developer Tandem Partners. The proposal was last on our radar back in 2018 when it went before the Chicago Plan Commission for preliminary zoning approval.
The project—which also includes ground-floor retail space, amenities on the 2nd and 24th floors, and onsite parking for just seven cars—is the second of four apartment buildings looking to flood a roughly two-block stretch of Van Buren with as many as 650 new rental residences.
It will join the existing 300-unit Landmark West Loop high-rise that opened 2017. A 26-story, 351-unit rental tower is in the works for the parcel between those two towers, according to paperwork filed with the city by Related Midwest and the Pizzuti Companies. Meanwhile, Tandem also has approval for a 20-story, 201-unit apartment project at nearby 1050 W. Van Buren.
So why so much residential development right here? Tandem’s website lists the area’s proximity to the Old Post Office, the West Loop, and the Illinois Medical District among its perks. The latest images still show a glassy building with dark vertical bands and frames around the windows. The design changed only slightly compared to earlier images, with the biggest alteration being the removal of a horizontal break about halfway up the facade.

The tallest building has been cut from 1,100 feet down to 875, according to Alderman Reilly
The long-anticipated plan to redevelop the infamous hole left behind by the failed 2,000-foot-tall Chicago Spire project at 400 N. Lake Shore Drive keeps getting less grandiose. The two-tower proposal for the vacant riverfront site revealed by Related Midwest and shunned by Alderman Brendan Reilly in 2018 has been chopped down from 1,100 to 875 feet.
Reilly revealed the news in an email to constituents announcing an upcoming community meeting for the project set for Tuesday, March 10. The newsletter confirmed other changes to the design including removal of the project’s hotel component and a shortening of the podium that would bridge the two towers:
As you know, in 2018 Related Midwest proposed a mixed-use tower that did not move forward. Over the past several months, the developer has worked to address the many significant concerns about the hotel use, the tall podium base of the buildings, traffic concerns for East North Water Street, and security issues on the Riverwalk and at DuSable Park.
Related Midwest has submitted a revised proposal for the development of two residential buildings 875’ and 765’ in height containing approximately 1,100 residential units with ground-floor commercial and amenity space.
Based on a single image include in the email, the downsized proposal appears to otherwise still resemble the previous design drafted by Skidmore, Owings & Merrill architect David Childs. That plan had called for a combined 300 condo units, 550 rental apartments, and 175 hotel rooms spread across the pair of terracotta-clad towers.
In October 2018, about five months after Related presented their design, Reilly announced that 400 N. Lake Shore Drive was “stalled and will not move forward” until the developer “chooses to address the legitimate concerns regarding their proposal.” Ironically enough, building height was not among Reilly’s grievances.
Related Midwest took over the Spire site from Irish-born developer Garrett Kelleher after the 2008 global financial crash halted work on his 2,000-foot megatall tower from architect Santiago Calatrava. In 2014, the parcel’s new owners vowed to replace the gaping hole in the ground with an “architecturally significant and thoughtful development.”
It seems a real shame that downtown Chicago’s most prominent development site has waited this long for a plan that may be more “thoughtful” than its predecessor but is certainly less significant in its scope and ambition.
More details about the downsized proposal will be revealed at a public meeting set for Tuesday, March 10 at 6:00 p.m. at the Intercontinental Hotel Chicago.

The long-anticipated plan to redevelop the infamous hole left behind by the failed 2,000-foot-tall Chicago Spire project at 400 N. Lake Shore Drive keeps getting less grandiose. The two-tower proposal for the vacant riverfront site revealed by Related Midwest and shunned by Alderman Brendan Reilly in 2018 has been chopped down from 1,100 to 875 feet.
Reilly revealed the news in an email to constituents announcing an upcoming community meeting for the project set for Tuesday, March 10. The newsletter confirmed other changes to the design including removal of the project’s hotel component and a shortening of the podium that would bridge the two towers:
As you know, in 2018 Related Midwest proposed a mixed-use tower that did not move forward. Over the past several months, the developer has worked to address the many significant concerns about the hotel use, the tall podium base of the buildings, traffic concerns for East North Water Street, and security issues on the Riverwalk and at DuSable Park.
Related Midwest has submitted a revised proposal for the development of two residential buildings 875’ and 765’ in height containing approximately 1,100 residential units with ground-floor commercial and amenity space.
Based on a single image include in the email, the downsized proposal appears to otherwise still resemble the previous design drafted by Skidmore, Owings & Merrill architect David Childs. That plan had called for a combined 300 condo units, 550 rental apartments, and 175 hotel rooms spread across the pair of terracotta-clad towers.
In October 2018, about five months after Related presented their design, Reilly announced that 400 N. Lake Shore Drive was “stalled and will not move forward” until the developer “chooses to address the legitimate concerns regarding their proposal.” Ironically enough, building height was not among Reilly’s grievances.
Related Midwest took over the Spire site from Irish-born developer Garrett Kelleher after the 2008 global financial crash halted work on his 2,000-foot megatall tower from architect Santiago Calatrava. In 2014, the parcel’s new owners vowed to replace the gaping hole in the ground with an “architecturally significant and thoughtful development.”
It seems a real shame that downtown Chicago’s most prominent development site has waited this long for a plan that may be more “thoughtful” than its predecessor but is certainly less significant in its scope and ambition.
More details about the downsized proposal will be revealed at a public meeting set for Tuesday, March 10 at 6:00 p.m. at the Intercontinental Hotel Chicago.

There’s so much development taking place in Chicago’s West Loop that it is sometimes hard to keep track of what’s going on. And with the lion’s share of construction happening around the northern portion in Fulton Market, it’s easy to overlook the new residential buildings popping up at the neighborhood’s southern edge, next to the Eisenhower Expressway.
At 1125 W. Van Buren Street, work recently began on a 24-story, 200-unit apartment tower from developer Tandem Partners. The proposal was last on our radar back in 2018 when it went before the Chicago Plan Commission for preliminary zoning approval.
The project—which also includes ground-floor retail space, amenities on the 2nd and 24th floors, and onsite parking for just seven cars—is the second of four apartment buildings looking to flood a roughly two-block stretch of Van Buren with as many as 650 new rental residences.
It will join the existing 300-unit Landmark West Loop high-rise that opened 2017. A 26-story, 351-unit rental tower is in the works for the parcel between those two towers, according to paperwork filed with the city by Related Midwest and the Pizzuti Companies. Meanwhile, Tandem also has approval for a 20-story, 201-unit apartment project at nearby 1050 W. Van Buren.
So why so much residential development right here? Tandem’s website lists the area’s proximity to the Old Post Office, the West Loop, and the Illinois Medical District among its perks. The transit-oriented location is also convenient to two Blue Line stops—which certainly played a role in the project’s low parking count.
In addition to recently breaking ground, 1125 W. Van Buren is also showing off new renderings from Chicago-based architecture firm Antunovich Associates. The latest images still show a glassy building with dark vertical bands and frames around the windows. The design changed only slightly compared to earlier images, with the biggest alteration being the removal of a horizontal break about halfway up the facade.
According to the developer’s description, 1125 W. Van Buren is scheduled for completion in mid-2021. Expect the West Loop project to get a trendy official name (likely a single word) sometime between now and then.
